PLANS have been revealed for a former hotel in Tighnabruaich to be demolished and converted into housing.
The Chalet Hotel in Tighnabruaich is the subject of an application by Paul and Ahlia Stewart which would see a house on the site along with two workshop/storage buildings.
The site had planning permission granted for a similar application which was submitted in 2019.
Argyll and Bute Council’s planning officers are expected to rule on the application in early 2025, with the public now able to view the plans and submit feedback.
A design statement by planning agents Architeco said: “The site is bound to the north by a dense woodland and National Cycle Route 75, to the east by residential developments, to the south by residential developments and the Kyles of Bute and to the west by residential developments.
“The site slopes steeply to the south where the garden is located, and the current building sits at the north of the site on the flattest part.
“The current building, formerly, The Chalet, is a dilapidated former hotel which requires redevelopment. This building is located within 350m of Tighnabruaich Pier, an area known locally as Port Driseach, and from its setting there are views in Tighnabruaich village.
“The proposed design avoids visual effects from the public road maintaining the existing access to the site is from both Chalet Brae and the lower coastal road. And sited within easy access of existing infrastructure and services.
“The proposed dwelling house is positioned within the landscape to make the best use of solar gain, natural ventilation, and shelter from the elements. Careful design and dimensions for wall opening windows maximise the south natural light and solar gains and minimise the heat loss reducing the size of the north facing windows.
“The proposed outbuilding location and ridge height avoid overshadowing and overlooking the Underheugh building. The storage and workshop use are not considered as a principal room and no windows are facing the neighbour’s boundaries.”
